New York Modular Homes
When we talk about the Big Apple, the first thoughts were high-rise buildings, modern advertisements, places for different kinds of work and busy streets. It seems like it is in a different fast-paced world. We always overlook the fact that New York locals also have their dwellings. Nice, comfortable home, not just the condominiums or renting room on house buildings built on site.
The industry of modular homes is rapidly growing. This includes New York. Since 1992 until the year 2002, the sales of modular homes had an amazing increase of 48% in New York alone.
Most parts of New York is now populated with modular lairs such as Albany, Bronx, Buffalo, Harlem, Ithaca, Manhattan, Midtown, Rochester, Syracuse and Hudson Valley to name a few. Would you believe that even the heart of the Big Apple and Times Square have savvy New Yorkers being served by modular homes market?
New Yorkers have seen the advantage of getting this factory-built home instead of the traditional on-site built homes. Since homes like these are produced in a facility where there is a climate control, the materials used are always in good shape. The necessary bits and pieces are not released from the warehouse until it is needed. Therefore, the risk of having your woods, foundations, or walls being eaten by unhealthy contaminants (such as mold) is being prevented.
With the busy lives of the state’s local residents, there are some modular home companies which renders consultation service for customers who doesn’t have enough time finding the right home for them. With a vast array of choices, from the type of door and windows you want to the finishing touches, one’s modular home can never have the same design as your neighbor. Some consultants also cater service on how they could get finance, and where they want to develop their modular property.
Currently, New York based manufacturers are trying to extend the boundaries in building the standard style for modular homes – the ranch style. The common types nowadays are the two-story and cape cod. Both styles haven’t changed in quality and affordability yet. Custom homes can be availed provided the customer has a huge square footage.
The standards for modular homes are based on the local and state codes where it is being built, in this case, New York. Before a modular dwelling can invite neighbors for the house warming, local codes must be certified first if it met the standard set by the state.
Recently, there had been issues in the state of New York regarding the tax laws for modular home sales. The New York Department of Tax and Finance had a campaign about the sales tax collections for both manufacturers and retailers of the modular homes. But the question of “how much tax?” is still in meeting. The state association wants factory-built homes to be treated like that of the site-built ones where tax can only be related to the value of the materials used or should the value of the tax be related to the value of the house itself. However, the issue is still being handles by the Modular Building Systems Council of New York and they are trying to resolve it as soon as possible.
