Ohio Modular Homes
Ohio is one of the five-state areas that have a large population of modular homes. In the year 2006 alone there had been 2,100 new modular homes built in the state. Currently, it is estimated that nearly 234,190 of this on site-built homes is in Ohio and in every county, there is an estimated population of 2,661 modular homes. Cities in Ohio with growing number of modular homes includes Akron, Athens, Zanesville, Mentor-on-the-Lake, Bowling Green, Lima, Canton, Parma, Steubenville, Youngstow, Toledo, Dayton, Columbus, Springfield, Kettering, Mentor, Oxford, Lakewood, Cincinnati, Cleveland, Middletown, Kent and Hamilton. Common types modular homes seen in the said cities are Cape Cod (varies from single-story to two-storey that could fit for extended family), ranch (single-story in bungalow style), two-story (standard home with two floors and spacious garage), log cabin and multi-purpose floor plans.
Modular home construction is also called “System Built” in Ohio. Even if some claims that the construction of a manufactured house costs 10 to 35 percent less per square foot, most people in Ohio still prefers modular home construction. This is their popular alternate for the traditional site-building in the said state. A modular home can be build within 60 to 90 days. After which, the family can immediately move to their new home. Last June 2007, a large modular home manufacturer had a project at Marblehead, Ohio. It was 16 modules and 6,500 square feet. When the construction was done, the newly completed home measured nearly 10,000 square feet. It was one of the biggest modular home project to date.
But not everybody has enough money to have their own dream house build. That is why there are some cases that modular homes, when the owner cannot pay the remaining balance anymore, are being repossessed. This type of modular home buying is very much in demand in Ohio cities like Hillsboro, Tiffin, Cleves, Chesapeke, Logan and more. This is one of the best ways to buy a house if you have a limited budget. They can ask about these “repos” from local dealers and banks. Local banks have agents, who sell repossessed modular homes for them. Most of these repossessed modular homes at Ohio have warranties, but usually in a limited month.
The Ohio MHA assembled a new Modular Committee that would handle the increasing need of modular membership. The first goal of this said committee is to establish an agenda to alter the modular sales tax in Ohio. The committee will still have to gather to set the agenda and to address other important issues regarding modular homes in Ohio.
October 1, 2006 was the exact date when the Ohio Board of Building Standards (BBS) authorized the use of on-line credit cards to pay the Industrialized Unit (IU) manufacturers. They are hoping that this would cast out the time delays of the payer when they are submitting Industrialized Unit applications to the Board of Building Standards.
By January 2008, there will be a housing show to exhibit the latest trends in manufacture and modular designs. Large modular and manufactured house companies in Ohio will all gather to offer participants their newest services and supplies for the modular new homes. It will be held at Louisville, Ohio. The said event will be called The 2008 Louisville Manufactured Housing Show.
